As far as gated golf communities go, there's nothing quite like Cobblestone Park in Blythewood, Florida. This beautiful neighborhood in Northeast Richland County boasts 1,100 upscale homes and more greenery and landscaping than most neighborhoods in the area.
The President of Ginn Company's South Carolina Region as well as the Chief Executive of Ginn Hospitality, Earl Hewlette, has a lot to be proud of in Cobblestone Park. Ginn Company has invested heavily in hopes of making this golf community unlike any other in the area. Since officially opening, Cobblestone Park has sold 799 lots on 740-acres. The average price of each of these homesites was $200,000, a great deal for a private community of this stature.
Greg Ulmer, Ginn’s vice president of sales and marketing, says that those who are buying homesites and homes in Cobblestone Park are a varied group that includes those who live in the Northeast and Mid-Atlantic of the United States including older families who have children in attendance at the University of South Carolina, second home buyers from across the country and several University of South Carolina alumni.
Homes in Cobblestone Park range anywhere from $375,000 to $1 million. All residents are also required to pay $500 each month in club membership fees. They are also expected to begin the building process on their homes within 3 years. Currently, there are 50 homes and 100 more property owners at Cobblestone Park. There are certainly plans to expand, however, with approval for as many as 800 single family homes and 266 town houses or condos.
So far, the Cobblestone Park resort style community is expected to consist of the following:
* Separate neighborhoods
* Expanded 36 hole golf course redesigned by golf pro Lee Janzen
* New clubhouse within the next year and a half
* Sports complex and gymnasium
* On-site post office
* On-site shopping and dining
So far, Ginn has spent $30 million on their Cobblestone Park project, and with a bond listed with Connecticut-based insurance and investment company, The Hartford, they expect to spend another $100 million on new roads, water and sewer lines.
